24 HOURS A DAY. SEVEN DAYS A WEEK.
Burst pipes, active leaks, failed hot water and urgent plumbing faults. Our 10-van operation covers every London borough and everywhere inside the M25, day and night.
Emergency plumbing
Locate concealed leaks in supply pipes, heating systems and building services. We investigate the source, explain the access required, carry out the repair and plan the reinstatement.
Cylinder replacement and hot water system upgrades for homes, commercial premises and managed buildings. We assess demand, available space and existing pipework before recommending the installation.
PLANNED FOR YOUR PROPERTY
HEATING THAT WORKS FOR YOUR BUILDINGReplace an ageing boiler or plan a heating installation as part of a refurbishment. We review the property, hot water demand and existing system, then set out the scope and installation plan.
New pipework, re-piping and supply or waste rerouting for refurbishments, extensions and commercial projects. We plan routes, access and testing around the building and the wider works.

Bathrooms, kitchens, heating upgrades and property reports. We support homeowners, landlords, managing agents and businesses with planned work as well as emergencies.

DETECTION, REPAIR AND REINSTATEMENT
Most leak companies in London detect only. They find the leak, give you a report and leave you to arrange a plumber, and then a plasterer, and then a tiler. We carry all three, so the job finishes with us rather than starting again with somebody else.
Step One
Pressure testing to prove the loss is real and size it, then acoustic, thermal and non-invasive tracer gas to place it. The floor is opened once, where the leak is.
Step Two
Copper, plastic, lead and heating pipework, cylinders, valves and joints. Most domestic leaks are repaired on the same visit they are found.
Step Three
Our own handymen and builders close the floor, screed, plaster, ceiling or tiling we opened. You are not left holding a hole and a list of other trades to ring.
Hourly rate agreed before we attend across all three. The same £60 call-out applies whatever the job turns out to be. The scope is agreed before work starts.
Everything we coverSTART WITH WHAT YOU CAN SEE
The same symptom comes from three or four different faults, and usually only one of them is worth paying anyone to look at. Find the closest description below.
Explore common faultsWHAT ACTUALLY HAPPENS
Tell us about the problem, let us check the cause, agree the repair and understand how the area will be left. You should know what happens next at each stage.
What a visit costsDescribe the symptom, where it happens and when it started. Photos of the affected fitting can help us understand the job before a visit.
We begin with accessible checks and explain any further access needed. A damp patch or cold radiator is a clue, rather than a diagnosis on its own.
We explain the proposed repair, the charging basis and any parts required. If something remains uncertain, we say so before you decide.
We check the repair and tidy the work area. Any making good or further decorating needed is discussed as part of the job.
You are not buying a report. You are buying a working system and a usable room.
Detection, repair and reinstatement sit with one team here, so nobody hands you a hole in the floor and a phone number for somebody else.
Traced. Repaired. Put back.

London homes range from older conversions to purpose-built flats. The pipework, access and shared supplies all matter when deciding how to approach a repair.
One team, from trace to reinstatementExpansion vessels, inlet groups, relief valves and thermostats tested before anything is replaced.
The leak traced before a floor is opened, the pipework repaired, the surface made good after.
Isolated, drained and repaired, then the run that froze is lagged so it does not go again.
Gledhill units in purpose built blocks, where the fault is usually the board, pump or element.
Lined or grouted in place through existing access, so screed, patios and driveways stay down.
Opened once, and closed by us.One visit that ends with the fault proven, the pipework sound and the room usable again.
FOUR METHODS, IN SEQUENCE
No single method finds every leak, and anyone who tells you otherwise is selling the one piece of equipment they own. These run in order, cheapest and least invasive first, and most jobs stop long before the last one.
Every visit ends with a written report prepared to support a trace and access claim, method, findings, thermal images, moisture readings and pressure results, dated. Your insurer decides what your policy covers. How trace and access works
AGREED BEFORE WE SET OFF
Your hourly rate is agreed before we attend. Once we have assessed the fault, we explain the work, likely time and parts needed before proceeding.
The rate is fixed before we attend and does not rise for a difficult property, an awkward access or an evening visit. The total depends on how long the job takes; the rate cannot change.
What is and is not includedCLEAR ANSWERS BEFORE YOU BOOK
Finding the fault is only the beginning. Here is how we handle the repair, the making good, and what happens next.
Talk about your hot waterNo. Plumbers use different charging arrangements, so ask before booking. Our call-out fee is £60, with the hourly rate agreed before we attend. The final total depends on the work and any parts needed. We explain the proposed repair before proceeding so you can decide.
The total depends on the agreed hourly rate, the call-out fee and any parts needed. For three hours of work, ask for those elements to be explained together. We agree the hourly rate before attending and discuss the repair once the fault has been assessed.
A good plumber explains the proposed work, answers questions clearly and agrees the charging basis before starting. Ask about experience with your particular job, relevant qualifications and insurance. For work that needs a specific registration, check it directly with the relevant register rather than relying on a badge.
An uncontrolled water leak or overflowing waste can need urgent attention, especially when it is causing damage. Keep away from water near electrical fittings. If you can safely reach a familiar water stopcock, turning off the supply may limit the leak while you arrange appropriate help.
Contact us with your postcode and a description of the problem, and we will check the available appointments. Same-day attendance depends on the schedule and the work involved. We confirm what is possible before you book; this website does not guarantee an arrival time or immediate attendance.
We discuss access and making good before starting work. If floorboards need lifting, ask how they will be reinstated and whether any further finishing is needed. Some surfaces or existing damage may need separate attention, so the scope should be agreed rather than assumed when booking a repair.
WHO WE WORK FOR
The engineering is the same. What changes is what has to come out of it, a repair, an answer about liability, a document an insurer will accept, or a block kept running while the work happens.
A ceiling coming through on a Sunday, or a water bill that has doubled with nothing visible. One rate, and the damage put back afterwards.
Emergency leak repairA leak between two flats where nobody yet knows whose pipe it is. We establish that first, in writing, because the answer decides who pays.
Leaks between flatsTrace and access cover pays to find the leak and to put right what was opened. The report is written for that, with the evidence an insurer asks for.
Trace and accessRisers, plant rooms, communal supplies and secondary hot water loops, where the leak is rarely in the flat that reported it.
Commercial leak repairACROSS LONDON
Where you are matters less than what you live in. A Victorian conversion, a flat in a purpose-built block and a newer build each fail in their own way.
Older conversions can hide several generations of pipework beneath floors and behind walls. We check the likely route before discussing any access needed.
In a block of flats, a leak may involve shared pipes or a neighbouring property. Tell us about your managing agent and any access arrangements when you book.
Limescale can affect taps, valves and hot water fittings. We look at the condition of the part and explain whether a repair or replacement makes sense.
Where we workWORTH READING FIRST
A few useful details can make it easier to explain a plumbing problem and choose the right help. Start with our practical advice before booking a visit.
One team traces the fault, repairs it and makes the damage good. No handover to a second firm once the water has stopped.
This is a new firm. It has not traded long enough to have earned reviews, so there are none on this page. No star ratings, no counts, no scheme badges we have not joined.
We trace before we cut. Acoustic listening, thermal imaging and a pressure test narrow the search down, so the floor gets opened once and in the right place.
An intermittent leak does not always give itself up on the first visit. When that happens you get what has been ruled out, which zones are isolated, and what a second visit would involve.
