Enquire about this serviceWhich problems need urgent attention?
Water escaping faster than you can contain it, a ceiling receiving water from above, or wastewater coming back into an occupied room should be treated as urgent. The amount of visible water is only part of the picture: a persistent flow into a concealed floor can affect another room or a neighbouring flat before a large puddle appears.
A contained drip from an accessible fitting may allow a planned appointment, provided there is no electrical risk and the situation is stable. Describe the flow, affected rooms and whether your water can be isolated. That information helps us distinguish an immediate containment problem from a repair that can be organised with the appropriate parts.
What to do while arranging help
Keep people away from the affected area. If you know where your inside water stop valve is, can reach it safely and it turns normally, close it without forcing it. Thames Water explains how to locate and operate this valve. A heating circuit or stored water system may continue to release water after the incoming supply is off.
Electrical Safety First advises switching off power only when it is safe to do so. Do not touch a wet fuse box, wet switch or water-damaged appliance. Stay out of water near electrical equipment and arrange professional electrical advice. A plumbing repair alone does not establish that affected electrics are safe.
For a suspected gas escape, leave the affected property and call the National Gas Emergency Service on 0800 111 999 from a safe place. Use the emergency services if there is immediate danger to life. Do not wait for a plumbing enquiry response.
The first visit: containment, diagnosis and an agreed repair
The initial priority is to establish what is leaking and whether the flow can be controlled. Water from a supply connection, heating circuit or waste pipe calls for different isolation and testing. We explain the findings before discussing repair options; a visible stain is not enough to identify the failed part.
An accessible split pipe or failed fitting may be repairable during the visit. Concealed access, a specialist replacement or a damaged drainage run can require further work. If an immediate permanent repair is not practical, we explain any temporary measures, their limitations and what must happen next. Temporary containment should never be mistaken for a completed repair.
Flats, landlords and commercial premises
In a flat, tell us whether water is entering from above, leaving your property or affecting a communal area. Access to another flat, a riser cupboard or a building stop valve may be needed. Contact the managing agent or landlord early and identify who can authorise access and work. We cannot assume that an individual resident controls shared pipework.
For business premises, explain which facilities are affected and whether the problem prevents trading or safe use of the building. Let us know about reception arrangements, plant rooms, restricted areas and an out-of-hours keyholder. We can plan the plumbing response around those constraints, but any business reopening decision must also account for sanitation, electrical safety and other relevant assessments.
Repair scope, charges and follow-up
Before work proceeds, ask for the charging basis, proposed repair and parts requirement to be clear. The time needed depends on diagnosis, isolation and access as well as the repair itself. A quick photograph helps describe the problem but cannot establish every condition inside a wall or below a floor.
If surfaces need opening, we discuss the area, protection and making good. Drying, decoration or replacement of damaged finishes may be separate from stopping the escape. Keep photographs and records for your own purposes and ask your insurer about any cover conditions; we cannot promise that a particular loss will be covered.
Request emergency plumbing help
Use the enquiry form to describe the property, your postcode and the current flow. Tell us whether water is near electricity, whether a ceiling is sagging and whether you have managed to isolate the supply. If photographs can be taken safely, mention that they are available; we can arrange to receive them by email.
Our service area covers every London borough and properties inside the M25. Availability around the clock does not mean an identical travel time to every address. We confirm attendance for the actual job rather than advertise a fixed arrival promise. For a slow hidden escape, our leak detection service can organise a more focused investigation.
Questions we get asked
- Can you guarantee an arrival within an hour?
- No fixed arrival time is promised. We confirm the current attendance options for your postcode, the situation and access arrangements. Tell us immediately if conditions worsen after booking.
- Will turning off the mains stop every leak?
- Not necessarily. Stored water and closed heating circuits can continue leaking. Only operate a familiar, safely accessible control; tell us what remains flowing so the correct system can be isolated.
- Can you help a tenant directly?
- You can report the fault and arrange a discussion. Tell us who owns or manages the property and who can authorise work. Shared supplies and access may require the landlord or managing agent.
